Snakes and Ladders

Definitely, a favourite board game growing up.



The great thing about snakes and ladders as a child is you could beat your older sister or brother.



It's just a simple race, based on sheer luck.



Rolling the dice and having your token land on the ladder is greatly satisfying.

Falling on a snake is a real ball ache.



Believe it or not, real estate transactions can be treated the same way.



Sometimes neither the agent nor the vendor seems to know if the purchaser will go unconditional.



This can be very frustrating for the vendor when they and maybe banking on the sale before they can purchase another property.



One word can solve the problem:



Qualify.



Requesting proof from the buyer that they can afford the property before putting it under contract can at save a lot of valuable time.

Most lenders will give the purchaser a conditional or unconditional letter to say they can go ahead and make an offer.
